Industrial construction projects are under intense pressure: existing documentation is incomplete, specialist disciplines are planning simultaneously, and sound decisions must be made despite tight timeframes. This presentation shows how a digital twin can evolve from a buzzword into a practical working tool—accurately captured, intelligently processed and designed for collaborative use.

The focus is on a four-step approach: 3D scanning and point-cloud data provide a reliable representation of the existing building or current construction progress. Based on this data, 3D modelling produces a structured BIM/CAD model with the required level of detail. A cloud-based BIM platform then makes models, point clouds and project data available as a shared data environment. BIM coordination, quality assurance and continuous maintenance keep the digital twin up to date, consistent and suitable for informed decision-making.

Using real-world examples from greenfield, brownfield and hybrid projects, the presentation explains how individual data sources can be transformed into a digital workspace—enabling transparent coordination, early risk identification, less rework, faster decision-making and better collaboration between clients, designers, specialist planners, suppliers and contractors.

Finally, the presentation considers both the opportunities and limitations: a digital twin is not an end in itself. It only delivers value when supported by clearly defined objectives, an appropriate level of detail, disciplined data management and clear responsibilities throughout the project.
